The Home Ownership Energy Program (HOEP) is a unique business plan that addresses the cost of home ownership. Taxes, insurance, maintenance, principle, interest, and utilities are common expenses of owning a home.
HOEP offers a helping hand and gives your customer a fantastic incentive to purchase a home with you.
Through HOEP the customer may purchase high-efficient heating and cooling equipment. This increases the principle and interest a few dollars per month, but saves considerably more in utility costs each month in nearly all cases. HOEP offsets the mortgage increase and results in lower total home ownership cost. Net savings of $100 per month or more are not uncommon. This savings is realized with no out-of-pocket expense for the customer. See example below:
Your customer will live in their home enjoying the comfort and savings of a brand new climate-control system. They will be paying less per month than they did with the old system which likely would have needed replacement in the near future anyway.
In the world of home ownership, a 1.0% to 1.5% decline in mortgage rates may not trigger the public to refinance, however, HOEP can give additional savings to the customer, positively influencing the decision to refinance.

How does HOEP benefit you, the Realtor?
By advising your prospective buyer of the HOEP program (click here for free handouts), you are increasing the customer's awareness of value and thus increasing their likelihood of purchase over those realtors not offering the HOEP program.
The HOEP program benefits the homebuyer by moving their new heating and cooling equipment costs into their home mortgage allowing the homebuyer to acquire a new HVAC system at no upfront cost. This increases the mortgage principle by $5,000-10,000, which in turn increases your commissions proportionately.
HOEP membership also extends your presence on the Internet. As a HOEP-registered Realtor, you will receive:
- Your own HOEP website (for example: http://JohnQRealtor.hoepusa.com).
- Addition into the HOEP Find-A-Realtor-Near-You database (anyone in your area looking for a realtor on any of the thousands of HOEP websites will find you).
- Cross-linking between your HOEP website and your real estate website (requires placement of the HOEP logo with link on your real estate site).
What do I have to do?
- Become a FREE member of the HOEP Realtors' Program (register below). You will receive your own version of the HOEP website (for example: http://JohnQRealtor.hoepusa.com).
- Once a member, simply:
- Give all your prospective homebuyers a HOEP brochure. Be sure to put your HOEP website address in the proper locations on the brochure.
- Submit any listings that could benefit by HVAC replacement into the HOEP system
- HOEP will take care of all the rest!
